Do It Yourself vs. Real Estate Agency: Pros and Cons of Publishing Your Property

Choosing to sell your property through a real estate agencyoffers several advantages, including access to a wide pool of potential buyersand expert assistance in marketing and negotiation. While opting for ado-it-yourself approach to selling your property can save you from payingagency commissions, it also comes with its own set of challenges andconsiderations.

As a Real Estate Agent, from my experience, unless you alreadyhave a buyer lined up to purchase the property, in this currenthyper-competitive market in the Costa Brava it's almost mandatory to haverepresentation from a Real Estate Agency. This isn't saying you can't publishand ultimately sell your property by yourself, but the likelihood that thisresults in a sale, and you're saving money, is quite low.

In this post, I have decided to create a Pros and CONs list forboth options to help you make the best decision possible.

Real Estate Agency:

Pro:

• You gain access to anexisting database of potential buyers. If you have heard about a Real EstateAgency selling a property in less than 2 weeks, or before publishing, well youhave this database to thank for it.

• Your property will bedisplayed on multiple national and international portals, enhancing visibilityto buyers from diverse countries. It's worth noting that a good real estateagency will invest significant monthly sums to ensure your property is prominentlyfeatured on key real estate platforms and their websites. In the Costa Brava,we tend to see a lot of buyers from France, the Netherlands, the UnitedKingdom, and Belgium, and your property must be shown to them. Without theseinvestments, it can be quite difficult for them to discover your house orapartment.

• They providehigh-quality media materials, such as photos, 360 walkthrough tours, videos,floor plans, and detailed property descriptions with strategically chosenkeywords to optimise visibility to potential buyers. This one speaks foritself, as when buyers are scrolling through thousands of properties lookingfor something to buy, you want yours to be the one to grab their attention.

• Assistance with thenegotiation process and securing the best offer for your property. Believe itor not, the more you negotiate, the better you get at it. An Agent will bedoing this day in and day, out, and they can build this experience quitequickly. If you aren't a very confident negotiator, hiring an agency can helpyou achieve a great deal.

• Guidance through thepreparation of necessary legal documentation for the sale of your property.When it comes to signing the deed of a property, having an agent by your sideto respond to any doubts comes in handy. There are many requirements for sellinga property, and these can become quite complicated, especially when talkingabout New Developments, or what is needed so that a property is correctlyregistered.

• Professional valuationof your property tailored to the current market conditions in your specificarea. This would have to be the most important factor in selling your property.A real estate agency should always provide a detailed valuation of the propertybefore selling it. Using online portals alone isn't enough to understand thenuances of the local market, and if the property is too far above its marketvalue, potential buyers will simply not be interested.

Cons:

• Commission paymentupon the sale of your property to the agency. When you sell, you want themaximum benefit possible, and without a good understanding of what a RealEstate Agency offers, it can be difficult to justify their fees.

• Difficulty in locatinga reputable agency that offers comprehensive services. There are A LOT of realestate agencies on the Costa Brava and not everyone will offer the services youdeserve for the commission paid. It's significant to do your research and find anAgency with a good reputation that offers services that aid and don't hinderthe sale of your property.

Do It Yourself:

Pros

• At the end of the day,the only real reason to sell your property yourself is to avoid the cost ofpaying an agency. Honestly, if you have access to a great network ofbuyers, you are an experienced negotiator, you are willing to pay upfront forthe relative media, you understand the demographic of the potential buyer foryour property and are willing to research to find the best portal to publish into attract them, and you are comfortable navigating the legal process withinthe notary, then I say go for it as you won't be getting anything out ofworking with an Agency.

Cons

• Influx of calls fromreal estate agencies vying for your property. I apologise for this, but in ourdefence, most people aren't real estate experts, and most probably you willhave more success working with an Agency. We do mean well!

• Requirement to investin high-quality media creation for your property; otherwise, its onlinepositioning may suffer, negatively impacting the chances of attracting buyers.

• Limited or absentrepresentation to international clients, which can be particularlydisadvantageous in areas like the Costa Brava where a significant portion ofbuyers originate from overseas.

• Risk of incorrectproperty valuation, as various factors such as sea views, size, location, age,and the reputation of the urbanisation can significantly influence propertyvalue. In some instances, a property might be valued significantly higher orlower compared to a similar property in neighbouring urbanisation.
